Fall Tune Up Part 13 – What the Eye Can’t See… 🌡️
Dec 16, 2025
The highlights from this video
As the temperatures in Dallas begin to drop, homeowners often forget the importance of maintaining their heating systems. One family discovered that their HVAC unit was not performing as it should, and they were losing precious warm air—right when they needed it most. It all started with a routine fall tune-up, but what our technician found was more than just a standard check-up.
"There's some air leaking around right here," the technician noted as he inspected the unit. The culprit? A small, broken grommet that, although seemingly minor, was allowing warm air to escape. This situation is not uncommon, but it can lead to considerable energy loss and higher utility bills if left unaddressed. The technician explained, "If we had to we could take some silicone and seal it up, but they got this grommet that should work just fine."
Upon further inspection, it became clear that this HVAC system had suffered from some haphazard repairs in the past. "I don't love this tape," the technician remarked as he pointed to various taped-up areas around the unit. "Just taped up whatever air leaks they made. It's not really hurting anything; it just doesn't look nice." While it was functional, the aesthetics—and efficiency—of the system were certainly lacking.
Ignoring such issues can escalate quickly, leading to more serious complications down the line. If air leaks continue unchecked, they could strain the system, resulting in costly repairs or even premature replacement. That’s why routine maintenance is crucial, especially when transitioning seasons.
To resolve the issue, the technician carefully replaced the broken grommet and applied fresh tape to ensure no air would escape. "Much better," he said with satisfaction, knowing that this simple fix would help the family retain the warmth they needed during the colder months.
Additionally, he made a note to return for the AC maintenance, where he would apply a protective coating to the pan, preventing further deterioration. This attention to detail is what sets Medley Heating, Air Conditioning & Plumbing apart in the Dallas area.
In the end, the family was relieved to know their HVAC system was now in better condition and ready to keep them warm through the winter. Regular maintenance can save you money and ensure your home stays comfortable year-round. Don’t wait until it’s too late—schedule your fall tune-up today!
There's some air leaking around right here. This little grommet here is broken so we're going to see if we can put that back in in a little bit better condition to where they're not losing all that air right there. If we had to we could take some silicone and seal it up but they got this grommet that should work just fine. Much better. I don't love this tape. I'll grab some tape here in a bit. Put a fresh piece on there. I think somebody got in here at some point. Just taped up whatever air leaks they made. It's not really hurting anything it just doesn't look nice. Whenever we come back for our AC maintenance we'll take some pan spray and we'll coat this pan with it so that this doesn't progress.
